Where to live in Spain: places, sourced data, new builds

New build property in Spain

Buying a new build in Spain means buying from the developer, usually off-plan: you sign while the building is still going up, pay in stages and get the keys at completion. The first sale of a new home is taxed with VAT — IVA, 10% — plus stamp duty (AJD) at a rate each region sets (0% – 2%). A resale home pays transfer tax (ITP) instead. So a new build and a resale flat at the same price do not cost the same in the end.

This catalogue uses one source per development: the developer's own website. We do not copy portals or agency listings. For each project we keep only facts — name, developer, municipality, stage, bedrooms, the price "from" and whether it includes VAT, number of homes, expected completion, energy rating — and the date we read them. Latest read: 15/10/2026. Developments on sale: 69; developers: 6. Prices are compared with VAT included; where a developer quotes them without VAT, we say so.

We start with two areas where many buyers come from abroad: the Costa Blanca, split into North and South, and the Costa del Sol. The table below sums up each one: developments on sale, median price "from" with the sample size, next completion.

If this is your first purchase in Spain, the order is: NIE number, bank account, reservation, private contract with guaranteed stage payments, deed before a notary, registration. Our guide to buying property in Spain goes through each step and the costs. Before you reserve, ask the developer in writing for the bank guarantee or insurance that covers what you pay during construction. The law requires it.

flatin.es is not a developer or an estate agent and does not sell property. Each development's data points to its source: AEDAS Homes, Kronos Homes, Metrovacesa, Neinor Homes, Taylor Wimpey España, Vía Célere; 15/10/2026.
