The provider is established in Portugal. Its information duties are governed by Portuguese Decree-Law 7/2004, which transposes Directive 2000/31/EC; this notice also follows, voluntarily, the items listed in Article 10 of Spain's Law 34/2002 (LSSI).
The activity requires no prior administrative authorisation, is not carried out as a regulated profession, and the provider has not signed up to any code of conduct.
flatin.es sells nothing and is free to use. The home prices shown are those published by each developer, and for each one we state whether VAT (IVA) is included.
Corrections and takedown requests
If you are a developer or rights holder and want the page of a development — or of all your company's developments — corrected or removed, email [email protected] with the subject “Retirada”. Give the page address, the development or company, who you are and how you are connected to it, and what you want corrected or removed. You can also write to the postal address above.
When we remove a development:
- we delete all its details from flatin.es (price, unit types, completion date and the rest);
- we erase the internal copies we kept each time we read the developer's website, keeping only a record of the removal: who asked, when and what was removed;
- we remove every internal link to it: catalogue lists, nearby-developments blocks, the sitemap, llms.txt and answers to AI assistants (MCP); later reads of the source do not bring it back;
- if the request covers the whole company, the same applies to all its developments.
The page address keeps working, but without the development's details: it shows a note that it was removed at the request of the developer or rights holder and is marked “noindex” so that search engines drop it. Links from other sites therefore do not end in an error.
We act within 5 working days (Portuguese calendar, where the provider is established) of receiving a request with the details above and reply by email. We may ask you to show your connection to the development. Removal is voluntary and is not an admission that publication was unlawful.
Licence
Our own material — the texts we write, the aggregates and indicators we compute, the tax calculations and our compilation of IBI rates — may be used with a link to flatin.es.
The IBI compilation is built on data from Spain's Ministry of Finance (Ministerio de Hacienda): when you reuse it, also keep the credit “Origen de los datos: Ministerio de Hacienda” and the update date, do not distort its meaning, and do not imply that the Ministry endorses your use.
The details of each development (name, developer, location, stage, unit types, price, number of homes, completion date, energy rating) come from the developer's website, which we cite next to them. They are not our material: we attribute them but grant no licence over them.
Third-party open data follows its own licence and source credit: INE and IGN, CC BY 4.0; ministries, the general reuse terms of the Spanish central government.
More in Terms of use.
Personal data
flatin.es collects no personal data from its visitors: there are no active forms, no sign-up or newsletter, and no cookies are set. The visit counter counts pages per day, without cookies and without storing IP addresses. If you write to us, the provider named above uses your address and the content of your message only to reply and, if you request a removal, for the removal record, on the basis of its legitimate interest (Art. 6(1)(f) GDPR). You can exercise your rights of access, rectification, erasure and objection at [email protected] and complain to a supervisory authority.
Sources
Third-party data is published next to every figure with its source and date, and with its licence where it has one.
