Purchase costs calculator for a home in Spain
Enter the price, the municipality or province and whether the home is new or resale: the calculator adds up the purchase taxes and the regulated notary and Land Registry fees. If you are taking out a mortgage, enter the amount to see which mortgage costs the bank pays and which you pay. The result is an estimate at each territory's general rate, not a quote. Before you reserve, ask the notary or gestoría for the exact figure for your purchase and check whether you qualify for a reduced rate.
How we calculate
- Price: the price in the deed. For a new build it is the base before VAT; VAT is added on top.
- Tax territory: the location decides the tax. A resale home pays its region's transfer tax (ITP); a new build pays VAT (IVA; IGIC in the Canary Islands, IPSI in Ceuta and Melilla) plus stamp duty (AJD). The Basque Country and Navarra have their own foral rules, which we apply separately.
- General rate only: we do not apply reduced rates that depend on conditions — young buyers, large families, disability, main home, protected housing — because they depend on your situation. If you qualify for one, your tax may be lower.
- Notary and Land Registry: under the official fee scales of RD 1426/1989 and RD 1427/1989, VAT included, for a deed of normal length.
- Mortgage: the bank pays stamp duty on the mortgage (RDL 17/2018) and the mortgage's notary, registry and gestoría costs (Law 5/2019); you pay for the valuation.
- Not included: the gestoría for the purchase and agency or lawyer fees, which are freely set, or running costs such as IBI.
Each step and each tax of the purchase is explained in our guide to buying property in Spain.
