The flatin.es MCP server for AI agents

flatin.es runs a public Model Context Protocol (MCP) server: an AI assistant — Claude, ChatGPT, Cursor or another — can query our new-build catalogue, our calculators and the local data directly, instead of guessing or reading stale pages. It is free and needs no sign-up or key.

Every answer carries the source and date of each figure and the link to the flatin.es page where it is shown in full: the assistant can cite it and you can check it.

What it can answer

New builds on sale in a municipality, a province or a buyer zone (Costa Blanca, Costa del Sol): name, developer, price from, bedrooms, completion and the date the developer’s site was read.
Buying costs of a home anywhere in Spain: VAT and stamp duty on a new build or transfer tax on a resale by tax territory, plus notary and land registry by the official scales — like our buying costs calculator.
Non-resident income tax (IRNR, modelo 210) of an owner: imputed income and rent, EU/EEA or not — like the modelo 210 calculator.
Compare 2 to 4 places on public data: home prices, rent, IBI, population, income, tourist lets, foreign residents and more, each figure with its period and source.
IBI rate of a municipality, with the year and the source (Ministerio de Hacienda) — the IBI dataset.

Coverage: the new-build catalogue covers Costa Blanca and Costa del Sol; local data and comparisons cover the municipalities of the provinces of Alicante, Málaga, Valencia and Murcia. Buying costs are computed for all of Spain, and IRNR does not depend on the place. Outside that coverage the tool says so instead of making things up.

How to connect

Server address and Streamable HTTP transport (JSON-RPC over POST, no session). No sign-in is needed: choose “no authentication” if the client asks.

Limits

To keep the service free and fast: up to 20 calls a minute and 120 an hour from one address, and 60 a minute and 360 an hour from one network. Above that the answer is HTTP 429 with the wait time (Retry-After). Development lists give up to 25 per call, without pagination, and a network gets lists for up to 12 different places an hour; after that, the count and the link to the page. We do not store IP addresses. Every request counts, including those of the connection itself (initialize, tools/list).

Claude (claude.ai) and ChatGPT connectors call from their platform’s servers, so all their users share these limits. For heavy use, connect from Claude Code, Cursor or VS Code: they call from your own address.

Answers may be shown and quoted with a link to flatin.es. Each development’s facts are the developer’s: attribute them and link the flatin.es page. Public data carry their source and period: cite them. Tax results are estimates under the general rules, not tax advice. An empty field means “unknown”: do not fill it in.
