Rent by municipality, 2024

This dataset gives the median monthly rent per square metre in each Spanish municipality, with the lower and upper quartiles, from the rental price index of the Ministry of Housing and Urban Agenda (SERPAVI). The index is built from the rents that landlords declare in their income tax returns, matched to the size of each home in the Cadastre. That makes it different from the asking rents on portals: it reflects contracts that exist, not offers.

There are limits. The index covers long-term rentals declared to the tax office; holiday lets and undeclared contracts are not in it. It is published with a delay of more than a year, because it waits for tax returns. A municipality appears only if it has enough declared contracts. Navarra and the Basque Country have their own tax system and are not included.

Together with the appraised value per square metre, this rent gives the gross rental yield we show on place pages and in the yield ranking.
